Is SheltrIQ really free?
The free plan covers up to 3 properties with no credit card required. Paid plans (Pro and Business) add more properties, bank sync, and PDF exports. We plan to monetize through these optional upgrades, referral partnerships, and embedded banking — never by charging for core tax intelligence.
How does AI expense classification work?
When you import bank transactions, our AI first tries rule-based matching (known merchants like Home Depot → Supplies). For ambiguous transactions, it uses a local language model to classify into the correct Schedule E line and determine if it's a repair or capital improvement using IRS BAR test rules.
What is the BAR test?
The BAR (Betterment, Adaptation, Restoration) test determines whether an expense is a deductible repair or a capital improvement that must be depreciated. Getting this wrong is the #1 tax mistake landlords make. SheltrIQ applies this test automatically plus safe harbors (de minimis $2,500, routine maintenance).
What bank formats do you support?
We support OFX, QFX, and CSV file uploads. Most banks let you download transactions in OFX format from their online banking portal. We auto-detect the format and parse transactions including date, amount, merchant, and memo.
Is my financial data secure?
Yes. Your data is encrypted in transit (HTTPS/TLS) and stored on secure, dedicated infrastructure. We use row-level security in PostgreSQL so each user can only access their own data. We never sell or share your financial information.
